What are the names and numbers of contractors that are building homes in your area? This Is J. S. Construction in Richmond Hill, Ga. We are looking to help rebuild homes destroyed by disasters. We currently work in Richmond Hill, Savannah, and Effingham Co... We have been building homes for seven years now including Framing, Renovations, Vinyl Siding, Interior Trim, Custom Decks, and Hardi Plank Siding. Any home builders, contractors, construction workers, or people who have build a house out there? Getting ready to build a new home. Have hired an architect to draw the plans for us. We know that the house is going to be a 2-story "farmhouse" as it is being built on quite a bit of land. We have 2 small children under the age of 7. We built the home that we currently live in now without much thought and research and I hate it. It id definitely NOT kid-friendly. I want to really RESEARCH this home before we have our second meeting with architect, so I am asking this question again. IS there anything that anyone has in their house that they love, that they hate, AND is there anyting that we should consider or building specifications that we should use in construction our new home. I want to have EVERYTHING in order before we break ground! Any suggestions would be greatly appreciated! THANK YOU!
How can I get a local building contractor to help me put up an addition to my home ? I own my home in Shamokin Dam, PA and I am trying to see if some local building contractor would be willing to show me and help me put up a addition to my home ? I can only afford to do the actual cost of the materials. I am willing to work hard and to learn but I cannot afford to pay the going $63 - $86 per sq. ft rate contractors want for labor. How much do general contractors charge to build a home, minus materials costs? I am looking to possibly build a house. I have found plans and a rough estimate of the cost of materials to build this house. I am curious how much contractors charge for labor to do the construction of house.... i know it all depends on the size and complexity of the house but i am looking for general guidelines to know if i can afford to build that house or not
In purchasing vacant land, & in building a new home? I am interested (when my ship comes in) in purchasing the acreage up in Northern New Hampshire in the White Mountains. My question is this: What questions should I ask the seller/realtor before purchasing the land. I am speaking of questions other than price, how many acreas and geographic location of the land itself. I'd like to have a list of questions to ask so there wouldn't be any surprises later on. Also, while I am at it what questions would I need to ask in choosing a contractor, and what questions should I ask the contractor in building my home. So many people "just" buy. I'd like to have a list of questions for the realtor/owner, contractor etc. Being a disabled veteran and living on social security disability I am probably just dreaming here. I live in West Michigan and want to return to my native Northern New Hampshire. I am hoping that "a" ship will come in for me some day, instead of just hoping. Thanks
Are there any contractors that build underground homes in western PA? I live in western PA, and am interestedin building an underground home, but cannot find anyone local that does this. It is in zipcode 15856. Does anyone know of any underground home forums, or does anyone know any contractors in this area that have experience with underground homes? I would also be interested in hearing from people that actually live in, or have built underground homes.
Has anyone built a new home near their existing home acting as their own contractor? I want to build a new home near our current home. We have over five acres in this plot and the county will allow me to do this and retain the current dwelling as a guest house. How did you arrange your financing, if you have done this? I am at a loss here. One previous house I just bought, we are buying this one (but have 75%equity already) and the one I built years ago was done with the contractors building loan on my land. So, I haven't a good idea about the proper way to set this up and proceed.

Home Building Cost, short to read and answer? I am thinking of building a home mostly by myself for I have the knowledge. But I am uncomfortable with doing the foundation, septic and plumbing (little to no knowledge) How much will it cost to do those things only through a contractor? I know no one will know an exact cost, just wanting a round a bout number. How can I get the word out to others about a bad building contractor ? This contractor has made a multitude of mistakes on my home. When I did a search on the internet, I could not find any information about him or his company. After signing a contract and 122k into the construction of my home, I find out how shady he is. I also found out that that 2 other families who are having homes built feel the same way that I do. If I had found anything questionable about this company prior to signing, I would have thought twice. Please help me help others. thanks
any small time home builders whant to teach me how to get into the home building business? i really want to learn how to do this on a part time basis and build it up eventually to where i can quit my job. I need to know where to look for the land or lots, hiring contractors,which houses can be built and sold the fastest with the best profit potential,what kind of licenses i need. i'm sure there is plenty more i need to know and i am willing to learn it all if someone is willing to teach me.
Is it worth doing any of your own work when building a home? How much will it pay off to do some of the work on our home when building. We are thinking of doing our own painting and trim work, etc (we're very capable, have flipped many homes). The flip side is that we are sick to death of doing these things and wonder if it is worth letting our contractor do them.
What is the best era of home building? I know everything is built faster and cheaper today. Joist that are 24" on center, all the bedrooms on one circuit, plastic bath tubs, the list goes on. I have heard it said that houses built in the 50's and 60's where were we hit our pinnacle of building technology, and knowhow, and we didn't try to skimp on the materials as much. I want to hear from an old school contractor or two if I can. Whats your take?
Where do i file a complaint against a home building company? they are located in california,? Palomar home builders wont repair their mistake and we have tried several times to have them finish the repair. It was first a pipe they never glued which turned into mold. They removed the mold but cutting it out of the ceiling. and never finished the repair, My family is now breathing in fiberglass from the 3-4 foot hole left open from their contractor that never finished the job. 4 weeks are going by. NOW i need to file complaints with whomever we need to. PLEASE HELP with the government agencies on where we should start, I appreciate it!

Building Contractor and Home Repairman afraid of me: Good or bad? So..... A building contrator I was referred to is now afraid of me because I told his 'handyman service" friend - who did subpar work for me - that I was "dissappointed" in how it turned out (it was rushed and over priced). Literally thats what I said, "Disappointed." Aparently I struck fear in a contractor through this.. isn't that like striking fear in 20 ordinary people? Good thing or bad thing? I was very serious about it but to hear the handyman guy tell it I said I never wanted to work with him again (not a bad idea) and I was evil about it - not that he doesn't deserve it, I just said Disappointed and now the handyman guy is terrified.

We are concidering opening A business to service people intrested in building Eco-friendly/energy efficient self sustaining homes/homesteads. We would be able to help prospective clients through all the stages required to build an Eco-home from contracting with an architect ,obtaining favorable financing,choosing appropriate building materials for their area,hiring sub-contractors,etc. helping them to build thier Eco-home in the city or country using planet friendly resources, and ultimately saving alot of money when they "manage" the project themselves (with our guidance)and long term energy savings as well. our charge to the customer would run at about 5% of the project cost, but the savings on the project over all can run as high as 25% to 30% off of what A comparable standard site-build home. polling to see if there would be enough intrest out there to pursue this idea I have not asked this ? before. Most of this is not "common sence" The average person has no idea where or how to start A project to build thier own home,with out A general contractor who will charge on average in excess of 25% of the project cost. As for the cost on my fee, the idea is modeled after the local & national companies that already run these companies (and have successfully for 20+ years at A cost higher than my estimate) My spin however is that mine is geared toward environmentaly concious people,who want to build sustainable homes
Where can I connect with a Local Contractor who would be willing to show / help me to do additon to my home? I would like to build a 14' x 22' additon on to my home and I would like to have a licenced local contractor to show me how ( so I can learn ) but also, I can only afford to buy the materials needed. I cannot afford the labor. I would be willing to work and to help ( evenings and weekends ) I want to build this addition for my wife but I cannot afford what some of the local contractors charge. What should I do about my contractor building next door and has torn down my fence? The contractor who built my home is now developing a complex , behind my home.,of 15-18 townhomes to sell. He went past the property line the city just surveyed , with a back hoe he knocked my fence down over a yr and half ago then nailed some boards across it in a different color and going the opposite way not even straight.He refuses to hear my repeated requests to fix it .There are 2-3 ft holes that drop into a 25 ft hole. I have a 6 yr old who cannot go outside due to this. The dirt slides everyday and we become closer to falling in.Then he vibrates the land and 5 other homes also with a steam roller and dump trucks --new cracks are developing all over the house. I need assistance. I don't know what legal steps to take and I was selling my home --wonder why there are no prospects. Contractor was informed of sale 1 yr ago. I need HELP I am sliding off the hill in Anchorage, Alaska.
What is required to build a house on a lot? We're considering buying a lot and building a small summer/weekend house on it. We have never undertaken such a building project before. Building new home...? we signed a contract to build a new home, thru a home contractor. We went thru their mortgage company to receive the discounts and warantees, etc. They gave me a price over the phone that we could afford. They sent their opinion letter to ok the building and go on from there. We went to the design center already, and THEN recieved the good faith estimate which is much more than she quoted us in the first place. I told her our debts and that we wanted a no down, no closing cost loan. but in the good faith estimate its about 11,000 for closing costs (we don't have and cannot get) and 200+ a month over what she told us on the phone. What do we do? We cannot afford this home now, and they've already sent the plans to the city... Can we get out of this? Can they sue us if we do? also, we were 'pre-qualified' for a home of 190,000 thru their mortgage company. We got pre-qualified thru our bank (under my dad's direction, he thinking the other loan was way too much) and they'll only qualify us for 125,000. In Response to Nevada Pokerqueen: We have not signed any mortgage papers. The only papers signed were with the building contractor.
Where to buy all things needed for new home build? We are building a new home and are acting as our own contractors. We are having cabinets, granite, wood floors and tile brought in from other stores but need faucets, sinks, toilets ect.. Home Depot used to do a 10% discount card but neither them nor Lowes does this anymore. Anybody have any ideas as far as where to go to get alot of things where they might give a dicount? How is Home Deot and Lowes quality?

How much does it cost to build a log home in Colorado? I know that home-building costs vary greatly depending on the land, materials used, contractors, etc. I just want to get an idea of what it might cost us to build a 2000 sq ft log home in the mountains of Colorado. home building costs? does anyone have an idea on a sq. ft. price for building a modest (nothing fancy) ranch style home? deleting a contractor and sub-contracting out labor, also buying own materials? I built 2 in 1993 for $35.00 sq. ft. by doing this. I know price of materials have gone up since but wondering if I can cut the $70.00 and $80.00 sq. ft. price by at least 1/3 now. Is it better to build or buy a home? I have been searching for a good single family home in nj but i find most of the homes to be very old - like 1920's, 1930's, 1940's. I am not sure whether to buy any of these homes or to get a plot of land in th preferred area and get a contractor to build a home. What about buying a home cheap , demolishing it and building a new home in its place? which would be most economical ?
Thinking about building a home.? My mom and I were talking today about home buying vs home building. My mom thinks it's a great idea to buy land now and then talk to a Contractor about the type of home I want to build (which is a good idea). Because I am undecided whether I want to buy or build, I suggested to go to a contractor first, get an estimate on how much the home plan I am interested in (assuming that I already have the land). will cost. Do you need a General contractor's License To Build a home for Yourself? My brother has been building homes all of his life for someone else but never came across the opportunity to become a certified General Contractor. Is this true about building a house yourself? I've been told that in order to rent out a room in my 'hopefully' soon to be built home, it must be 'built' or overseen by a lisenced contractor. I've heard it might be a federal law as well. I think it's because, if the house was built poorly and falls on someone, the contractor would be held at fault. I've also heard that a general contractor could not build a house himself that he intended to rent out or was selling. I heard that the contractor must be a third party to keep people from cutting corners when building homes...
Question for Home Builders / Contractors? The wife and I purchased a new home (built 2002) from Horizon Homes in Fort Worth, Texas. As a new home owner, I am concerned about a.) hairline cracks in the walls (very thin cracks that run vertically in the walls); and b.) when we walk upstairs, it sounds like elephants stampeding - the floors "creak" and we were told to renail down the paneling. Can someone please tell me if these hairline fractures and weak floors are normal? As a first time homeowner, I am VERY concerned and want to take the home manufacturer up on their warranty if necessary. Thanks in advance !!! John Perry

All the above professionals advertise to the public , they run their own businesses and and an average transaction is large. So my question is what other professions fit that profile. Other then Insurance Agents, Financial Advisors, Massage Therapist and Escorts? I am looking to build a directory of professionals who need to advertise to the public. These individuals need to be easy to get a hold of and be able to benefit and pay for the advertising.
