- I'm not a contractor but would caulk work?
- take the whole window off and use some flashing paper before reinstaling it its easy to take it off just take off like 5 inches of the drywall or stucko around it and then just unscrew the screws there will be like 20 or less
- there are so many possible problems that could cause a leaky window. Is it a casement, single or double hung, or possibly an awning. Leaks can be caused by installations not square, improper flashing, missing weather seal, etc. If you choose to go with the caulking method, do only the top and sides. Bottom must remain unsealed to allow any migrating moisture to pass rather than being trapped.
- Replace the window, you have to remove it anyway, not worth the time to figure it out.
- A few more details might help us. The frame leaks is easy to understand, but where? Under what circumstances? What age is the house/window? What type of window? What's the substance of the exterior? Steven Wolf
- First of all check your attic to see if you have roofing problems. Sometimes when its raining leaks will travel thru the rafters to different spots of the house. If thats not case, you coud take the window out, check your frame, use feltpaper to use it as a sealer/flashing re-install your window, caulk around it. You may need new Windows.
