Questions i Should ask the general contractor?

What are the questions that i should be asking when trying to deside on a General Contractor? Why would i ask for the three most recent that are 3X my project cost?

  1. time line money time line credentials time line references (at least 3 of them and one of the 3 being an inspector) oh yea, time line!
  2. License number? years been in business? warranty? Insured? References? The more the better make sure they have no affiliation with the contractor.... ask for direct customers Do you require money up front? If so how much? When can you start? How long will it take? How many workers do you plan to have working on my job? What happens if it does not pass inspection? What about the weather? Will that impede you completing the job on time?
  3. 3 most reasent jobs exceeding 3x your project cost w/ in the last fiskel yr.
  4. All these + Insurance. Knowing about the last three jobs, tells you about his business NOW not last year. Even if the jobs are bigger than yours.
  5. Ask if he is licensed insured and bonded. Ask if he is willing to sign a contract that penalizes him for not doing the job on time on bid or does not meet your expectations. Ask for references.   6. Ask for references and check them. The last 3 jobs, regardless of size or budget will tell you about the kind and quality of work he has been doing. Ask how long the job will take and who will be doing the work. Is he using subcontractors? and who are they? what are their references? Ask if he anticipates any delays. Is any demolition involved in the project? Tearing out walls can uncover all kinds of unexpected problems. Make sure the final contract and bid is very specific and includes everything you want done. And make sure it contains something to handle delays, cost overruns or disputes.
