  1. The contractor should bid per square foot on what you are asking for regarding coats - if you specify one primer coat and one paint coat, that's it. If you ask for two, that should be what the contractor bids on. Make sure it is very clear in the contract. Also, this will vary so much even in the same area, and depends on what you are asking for. Specify number of coats, what brand, type, and color paint you want used, application method, etc., and have it written on the contract before you accept their work. Also, are you asking for decorative paint, or just for someone to come in and spray on white? Is prep work included (ie: scraping, filling, sanding, or pressure washing?) You should get at least three quotes from painters in your area, all based on the same info. References are good, too.
  2. it varies with the contractor,he may automaticaly bid for two coats as most places usually do, I am a contractor and in my geographic area the price per sq.ft. for an exterior is approx 2 dollars. If you have a deck also ths spindles will be bid at approx 2.25 linear ft.Quality work costs ...but you could always call a student painting co. like college pro and they will do it for half what a contractor like me would charge..but ...you get what you ay for
